Siting that close to sea water I would seriously consider a 4-square.
You could even use Force12 verticals.

At ZL9CI we had a 40M 4-square located at a very similar distance from,
and height above the sea water and it was truly awesome.

Just remember what Tom and his group done from 6Y with verticals close
to the sea......
